3 Steps to Sell A House

1. Call an agent and sign the listing agreement

The agent will sit with you and go over your goals and marketing strategies to promote your home.

It would involve signing listing agreement, gathering information about your home, putting up a for sale sign(optional), taking professional photos of your house, uploading all information onto Multiple Listing Services(AKA MLS).It usually takes 3-6 days to do all above things depending on the schedule of the agent, the photographer, and the home owner.

2. Accepting offers

According to realtors.com, the current average days of properties on the market is 65. That said, this varies greatly by location and time of year, so there’s no one right answer to how long you’ll wait for that blessed first offer. In a hot market, with realistic listing price, a house might sell in a hot second. 

3. Funding

Cash offers are the easiest and can be closed quickly within 15 days. However, the majority of home buyers these days would apply for a loan resulting in a longer escrow period. Thus, most of selling agents would put 30-35 days of escrow period when preparing the purchase agreement. However, it is not unusual seller be asked to sign a time extension for a week or longer just because there are issues with the loan. 

That being said, you may think it is easy to sell a house, it is not. Just like people may think being a mom takes three easy steps: 1. Get pregnant 2. Give birth 3. Feed the baby. Ask any mom if being a mom is that simple. Anyways, you get my point!
